The land in Cornwall sells for three times the guide price, while the other land costs £10

A sought-after plot of land has sold for more than £100,000 above asking price in Cornwall. St Just’s green pack attracted a number of interested parties who battled it out for the best deal.

The Boswarlos site was listed with a freehold guide price of £45,000-plus but attracted much higher offers. Including bogs, a well-tended garden and a summer house, people were eager to get their hands on it.




Sold at auction with Clive Emson, the 3.5 acre site eventually fetched £147,809. Lead auctioneer Katie Semmens said: “This beautiful piece of Cornish countryside proved extremely popular at auction.”

She said: “It attracted strong offers from a number of interested parties before eventually selling for more than £100,000 over its freehold guide. Attractive, multi-faceted lots of this caliber are often in demand, depending on the intentions of bidders. .

“In this case, this new owner may simply have a horticultural interest or simply wish to own their own piece of the Cornish countryside. Alternatively, they may see potential for glamping or recreational purposes, subject to all necessary consents.”
