A £40,000 house just outside Greater Manchester with a brand new kitchen and bathroom

Finding an affordable home in Greater Manchester can be difficult today, especially for first-time buyers. House prices for first homes have risen by a third in the North West since 2019, with new owners now paying around £400 more per month on their mortgage than they would have five years ago.

However, despite rising costs, there are some bargains to be had in the region if you know where to look. A property has just come on the market with a cheap guide price of £40,000 and has been listed as an ideal ‘first time buy’.




The two bed terrace is for sale in Shawforth, a popular semi-rural village just outside Rochdale which is surrounded by countryside walks. The average sale price of a house in Shawforth over the past 12 months was £209,286, according to Zoopla, so this price is a steal.

The home will be auctioned by The Auction Group. Most of the time, houses that are sold at auction are in bad shape and require a lot of time and money spent to bring them back to life.

But this one has been recently renovated and refurbished throughout, so it’s a blank canvas ready for the new owner to move in and make it their own.
