A two-storey site in Coventry, which includes retail and residential space, is on the market. The retail store is Stage One Upholstery Co. on Walgrave Road in Ball Hill, which is for sale for £190,000.

Stage One Upholstery Co. was established over 48 years ago by Bryan McAliece in July 1972. The store sells reupholstery, antiques, custom furniture, cushion replacements, dining chairs, horse housing and more.




The property has been owner occupied for a number of years and is being offered due to ‘retirement’ with vacant possession on completion. The listing says it offers “excellent potential” for an owner, investor or developer to “add value” through renovation.

The retail store has a 5-star rating on Google reviews, with many positive experiences from owner Bryan regarding its services. Susanna Harrison said: “We have used Stage One a number of times now, firstly for some replacement Ercol cushions and recently for new covers for our conservatory furniture. The quality is amazing, far superior to the original sofa covers. Bryan was very helpful. and sent me links to a wide range of fabrics to choose from.”

John Mills agreed and added: “We have just received six supports for our ercol dining chairs, very pleased with them both in appearance and fit. Bryan was a delight to deal with, explained everything clearly and helped get good sized samples from his suppliers.”

The ground floor of the property includes the upholstery shop with a workshop to the rear. There is also a fire exit to a communal courtyard. There are two staircases to the first floor which includes several rooms, originally forming a two bedroom flat but currently used for storage as well as a bathroom.
