An award-winning architectural delight in Polzeath, which is a perfect place to watch the sun go down

Kai Tak in Cornwall is a surfer’s paradise with three levels of contemporary accommodation in the heart of one of Cornwall’s finest towns.

The sun is coming out and that’s why I’m thinking about the beach. So I decided to type ‘Cornwall’ into my little property search bar and spent the last 30 minutes looking and sighing at beautiful beach houses. Without breaking the fourth wall too much, a lot of what you see and read on this site is decided by what kind of mood I’m in and where I’d rather be.

As beaches go, not bad. As surfing spots, very good.

One place I’d rather be is Kai Tak in Polzeath. This “exceptional and stunning” five-bedroom home designed with “flare and panache” by Cassell Tarring Architects is on the market with John Bray Estates for £3.25m and is in the heart of this surfing haven.

Guaranteed sea view from every main room.

Set on 4,000 square metres, the only thing more striking than the property’s design are its sea views, a result of its elevated position on Dunders Hill. It even has an EPC rating of C, making it relatively sustainable to drive.

The modern kitchen. Lots of easy-to-wipe surfaces.

Open-plan living spaces are the name of the game here, with a living room and kitchen/dining/reception room on the ground floor. Downstairs you’ll find a surf shop (of course), a TV room, a gym and a spa facility. Four bedrooms and another living room (with the best views) make up the first floor.

The sauna complex leads directly to the garden.

The front and rear terraces are perfect for outdoor dining and entertaining, while the rear gardens are south facing and fully enclosed with low maintenance plantings. No garden is complete these days without a pizza oven, and Kai Tak is no exception. If all that wasn’t enough, the property has detailed planning permission approved for a one bedroom, two storey annexe.
