Site for sale worth £600,000 in ‘prime location’ near Bristol Floating Harbor

One of the last remaining business sites along the road on the north side of Bristol’s floating harbor is up for sale – and is being marketed as a potential development site with a price tag of £600,000.

The former Brandon Tool Hire site on the south side of Hotwell Road will be put up for auction next month, with those selling it telling prospective buyers it is “a prime site for development” with the potential to build a block of flats.

The site is opposite the petrol station on Hotwell Road and is a bigger site than it looks from the road – with a dog leg to the west running behind the other buildings. The tool rental business recently closed and the site was empty for several months before it was put up for auction in June.

Estate agent Maggs & Allen says there is potential for a four-storey block of flats to be built there, equal in size to other Victorian and newer residential developments along that road.

It is described as an approximately 800m² parcel of land and is “situated in a prime position on Hotwell Road offering significant redevelopment potential”.

“The site is centrally located and offers the potential for a four-storey block of flats, subject to the necessary consents being obtained,” a spokesman said.
