Kimmy’s Pancakes for sale just one year after opening

A pancake and waffle house has hit the market just a year after opening. Kimmy’s Pancakes on Duke Street in St Austell opened on 29 April 2023 after owners Zane Zeidrina, 37, and Karlis Grinert, 43, moved to Cornwall.

Offering a variety of tempting breakfast dishes inspired by the couple’s travels around the world, they wanted to bring something new to the city centre. Serving signature plates of stacked pancakes, waffles and potato waffles – a popular European dish – the entire business is marketed around their adorable cat, Kimmy.




The business has been put up for sale through Parker Barras with a fixed price of £40,000. According to its listing, Kimmy’s Pancakes came on the market so soon after opening because of other commitments the owners have.

It is currently open six days a week and closes at 4pm most days. However, the estate agent said the business had “huge opportunities to grow sales from a night-time, seven-day-a-week trade”.

It added that the pancakes see a boost in trade during the summer, with average summer receipts of around £3,000 and peak times with receipts of an extra £1,600 a week. The listing said: “There is huge scale to increase sales both in and out of peak season.”
