Feedback is being sought on 250 homes in Wigan

Richard Estates has launched a public consultation on £44.5m plans for a housing development on 29 acres of farmland south of Landgate Lane in Ashton-in-Makerfield.

Richard Estates is a company owned by the Baldwin family, who also own Landgate Farm – where the proposed homes would be built.

The group plans to submit a blanket application for up to 254 homes, which cars could access via Bryn Road. The proposals would also include upgrades to the Bryn Recreation Ground and a children’s play area, according to the consultation website.

More details about the homes themselves will be revealed in a reserved matters application once Richard Estates has appointed a housebuilder to the scheme.

The company estimates the proposals would represent a construction investment of £44.5m over a five-year construction programme, creating 153 direct and indirect jobs in the process. The consultation website lists the GVA value of the project at £43.4m.

Pegasus is the planning and design consultant for the project, with Eddisons providing transport advice.
