Masterplan for 480 homes, community park and BMX pump track on huge Nuneaton site

A masterplan shows what 480 homes, a community park and a BMX pump track will look like in a huge Nuneaton development. It is part of the huge Top Farm off Higham Lane, which also includes the new Higham Lane North Academy.

Outline planning permission has been granted for 1,700 homes on the site as early as May 2022, but individual “reserved aspects” applications must be made for each of the housing projects on the site.




So far, an application for 151 reserved home subjects has been approved and work is due to start in a few weeks. The latest application, for 480 homes, is the largest to date.

It was submitted to the county council by Develop Warwickshire LLP and includes details of the design of the planned homes. It also explains that vehicular access will be from the long-awaited Northern Link Road off Higham Lane.

This road will eventually link all the new housing developments from Weddington to Higham Lane and on to Longshoot. Part of the first stage is the eastern section of the road from Top Farm.

The application also details plans for a new community park on the housing estate. There are said to be areas for play equipment, including a ‘meeting area’ for teenagers, a BMX pump track, an adult assault course, a green gym and three specially designed ‘Play on the Way’ areas for small children. The teen hangout area includes an open-sided shelter with integrated seating, a swing and ‘Loungabout’ cargo net.
