The five most affordable areas to buy a home in Greater Manchester’s most expensive borough

In a region as large as Greater Manchester, it’s no surprise that house prices fluctuate from borough to borough. While boroughs such as Bolton, Oldham and Wigan are recognized for having fairly affordable properties, Trafford is known as the most expensive borough in the region to buy a home.

With its affluent areas such as Altrincham, Bowdon and Hale boasting tree-lined streets and huge mansions, Trafford has the highest house prices of all 10 boroughs in the region. Properties here had an overall average price of £365,746 over the past year, according to Rightmove’s latest figures.

The majority of sales were semi-detached properties, selling for an average price of £406,684, with terraced properties costing £327,096. Overall, house prices in Trafford are up 10% from their peak of £332,347 in 2021.

Despite the fact that certain parts of the neighborhood are out of reach for most, there are some cheaper gems hidden among them where you are more likely to find a reasonably priced home.

Using Rightmove’s latest house price data, taken from HM Land Registry, we’ve found the cheapest areas to buy a house in Trafford at the moment.

Partington

The small town of Partington is the most affordable area in Trafford to buy a house. Formerly part of Cheshire, it lies on the south bank of the Manchester Ship Canal and is ten miles south-west of Manchester city centre.

Properties in Partington had an overall average price of £233,345 over the past year. The majority of sales in Partington over the past year have been semi-detached properties, selling for an average price of £228,477. Terraced houses sold for an average of £182,250 and detached properties cost £405,297.

Despite being the cheapest area in Trafford, house prices in Partington have risen by 10% in the past year and are up 20% from their 2021 peak of £194,585.

Old Trafford is another affordable part of Trafford where property prices are much cheaper than average. The largely residential area, which borders Manchester and Salford, is dominated by Manchester United’s Old Trafford stadium, as well as the Old Trafford Cricket Ground, which is the home of Lancashire County Cricket Club.

Over the past year, houses in Old Trafford sold for an average price of £235,282. The majority of Old Trafford sales were flats, selling for an average price of £177,672. Terraced properties sold for an average of £281,650, with semi-detached homes reaching £393,311.

Overall, Old Trafford house prices were 15% cheaper than the previous year and 1% lower than the 2021 peak of £237,659.

Carrington

The village of Carrington, which lies between Sale and Partington, is also rated as one of the cheapest areas in Trafford to buy a home. The small rural area had an average house price of £268,125 in the past year, which is much cheaper than the borough average of £365,746.

Most sales in Carrington over the past 12 months were semi-detached properties, which sold for an average price of £264,167. Meanwhile, terraced houses sold for an average of £280,000.

Overall, property prices in the area are 18% higher than the previous year, however they are 12% lower than the 2019 peak of £305,500.

Stretford is a popular town in Trafford, four miles south of Manchester, near Old Trafford. In 2021, The Sunday Times ranked Stretford among its hottest boroughs, highlighting the area as “the sixth hottest place to invest in the UK”.

Despite its popularity, house prices in Stretford remain quite affordable, with an overall average house price of £302,912 over the past year. The majority of sales in Stretford over the past year have been semi-detached properties, selling for an average price of £369,331. Terraced properties sold for an average of £292,767, with flats reaching £176,740.

Prices are up 5% on the previous year and 15% on the 2021 peak of £262,696.

Victoria Iddon, branch manager at Bridgfords Chorlton, says: “Trafford is a very affluent area but I would say one of the most affordable areas in Trafford is Stretford. It is well connected, has good amenities and therefore tends to attract a lot of working families.”

With an average house price of £544,087 in the last year, Altrincham is not considered an affordable part of Trafford. However, Broadheath, a town in Altrincham, has much cheaper house prices.

Properties in Broadheath had an overall average price of £306,603 over the past year. The majority of sales over the past year have been terraced properties, selling for an average price of £353,077. Flats sold for an average of £227,942, with semi-detached properties costing around £311,591.

Overall, Broadheath house prices over the past year have fallen 6% on the previous year and 3% higher than the 2019 peak of £297,008.

Tracey Sloan, branch manager at Bridgfords Altrincham, says: “Around the part of Trafford we cover, Broadheath would be the most affordable area, with average prices for a two-bedroom terraced or semi-detached house costing between £270,000 and £325,000 pounds and about £325,000. £350,000 to £375,000 for a three-bedroom semi.”
