The study reveals which local authorities have the lowest-priced new-build homes

A new study has found that Erewash, Derbyshire has the lowest average price for new-build homes of all local authorities in England and Wales.

Home insurance broker One safe insurance analyzed data from the Office for National Statistics to find which local authorities had the lowest average price for all types of newly built homes last year. These results were then compared and ranked from lowest to highest price.

Erewash, Derbyshire came top in the study with the lowest average new home price of £122,750. This district is largely rural and includes towns such as Ilkeston and Long Eaton, along with smaller villages.

Stoke-on-Trent, Staffordshire came second with an average new house price of £126,858. It is the largest settlement in Staffordshire and was formed from a federation of six towns: Stoke-upon-Trent, Hanley, Burslem, Tunstall, Longton and Fenton.

Wirral, Merseyside came third with an average new home price of £135,000. Wirral is England’s westernmost metropolitan borough, facing the city of Liverpool to the north-east across the River Mersey.

Cardiff, Wales came fourth with an average new home price of £155,548. The commercial center and capital of Wales is the eleventh largest in the United Kingdom and belongs to the Eurocities network of the largest European cities.

Liverpool, Merseyside came fifth with an average new home price of £170,950. The borough is the fifth largest city in the United Kingdom, the largest settlement in Merseyside and part of the Liverpool City Region.

Other local authorities in the top ten include South Tyneside, Swansea, Derby, Dudley and Cumberland.

Westminster, London was last in the study, with the highest average new home price of £1,809,875. This area mainly has high-rise apartments to buy and is in the center of the city with many of London’s most important buildings.

A spokesman for The Sure One insurancewhat the commented on the conclusions:

“This study provides a valuable insight into the range of prices for new build homes across local authorities in England and Wales. While they don’t tell us what the highest and lowest prices are, these average price points provide insight into the potential average cost for new homes.

“It is worth noting that both Wirral and Liverpool feature in the top five, along with other large settlements such as Stoke-on-Trent and Cardiff. This is likely due to the increase in the number of new affordable homes in the neighborhoods that have the highest demand for them due to the growing population, while Erewash’s low prices come from its rural positioning.

“There are also many neighborhoods in the list that are missing data for most housing types. This could mean that they either recorded price data only for newly built flats and shower houses, or that they were the only types of housing available in those areas last year, which could indicate the current housing market.”
