Ealing starts new homes in Northolt

Work has begun on a project led by Ealing Council to deliver 92 new affordable homes in Northolt, a significant step towards tackling the borough’s growing housing crisis.

Eighty-four of the homes will be rented at London Affordable Rent, at prices to suit the budgets of local residents on low incomes. Those homes will be rented to some of the nearly 8,000 families currently on the council’s housing waiting list.

The development, located on the old Northolt Grange community centre, also includes eight properties in shared ownership. This scheme is designed to support would-be home owners who cannot reasonably afford a home on the open market by enabling them to buy part of a home and pay rent for the remaining share.

The homes at Northolt Grange are expected to be ready for their new occupants to move into in spring 2026. The Greater London Authority (GLA) supports the homes, which are being built with support from the Greater London Authority (GLA). The GLA is part-funding the development with part of a £99m grant awarded to the council in 2019.

The development will have a variety of home sizes, including two 5-storey blocks of 1 to 3-bedroom apartments and four-bedroom houses.

Hill Group is the main contractor for the project. The new homes to rent at Northolt Grange will count towards the council’s target to deliver thousands of new truly affordable homes to rent in the borough by 2026.

The 2,100 new homes completed across the borough in 2022-23 meant that Ealing had the highest number of homes completed in London that year. In the same period, it also had the second highest number of affordable housing completions in London (1,195). Housing completions were at the highest level recorded for the neighborhood.

Residents are being invited to have their say on the council’s ambitious new plans, which include building more affordable homes, implementing new housing policies and expanding community support programs to tackle the affordable housing crisis. The consultation on the council’s draft housing strategy aims to listen to residents and community groups to ensure their priorities are represented.
