Stunning pictures show Cornwall’s ‘first coastal aparthotel’ at the former Sands Resort Hotel

These stunning images show what is believed to be Cornwall’s first sea-view aparthotel. On the edge of Newquay, a five-minute walk from Porth Beach, SeaSpace overlooks the ocean from its clifftop location.

Work on the transformation of the former Sands Resort Hotel, bought by the Watergate Bay hotel group in 2022, is gathering pace, with bookings now open for stays later this year. In December 2022, the new owners confirmed ambitious plans to turn the site into an apartment hotel after the purchase.




Last year, the luxury hotel group was criticized, however, for killing off most of the staff at the hotel ahead of the huge makeover. At the time, employees of the former resort accused the Watergate Bay Hotel of getting rid of most of them when they were reportedly told there would be no job cuts following the takeover.

Now, the open-plan oceanfront condo hotel is gearing up to accommodate beach-loving travelers and like-minded locals, young families and remote workers. SeaSpace says it combines design-led comfort with a relaxed and independent spirit. Staying guests can book one of 56 self-catering spaces, with studios and two- and three-bedroom apartments to suit solo travellers, couples, friends, families and groups.

Each space has been designed for open plan living, socializing, family time, working, relaxing or the whole lot – with a fully fitted kitchen, dining/working and lounge area. A host will be on hand to help with everything from practical questions to local tips.

A cafe and deli in the lively lobby area will serve freshly baked breads, pastries, barista coffee, breakfast, lunch and snacks, while the bar and restaurant will offer wood-fired pizzas and small plates to share, as well as cocktails, wine and beer. , with killer ocean views.

There’s also a self-service staircase for all your supermarket essentials and a new 19-metre pool (influenced by 1920s Miami) and a children’s pool; The renovated gymnasium and busy fitness program – all with a range of membership options – will give SeaSpace guests and the community a range of ways to get their pulses flying before downtime kicks in and call the hot tub or terrace.


SeaSpace CEO Ben Harper says: “SeaSpace will step into new territory, moving away from conventional hotel and self-catering accommodation models to put freedom and community first – without compromising on quality . We’re excited to breathe new life into the space and look forward to creating a place where everyone feels like they belong.”

Neighborhood events will fuel the spirit of SeaSpace, offering a calendar of events including live music, pop-ups, art exhibitions, barbecues and cookouts, all designed to bring people together. Kids will love letting loose in the outdoor maze, while the play and garden areas will keep them active and curious.

Offering work options for digital nomads and multitasking families, guests will find bright layouts in each apartment, ideal for head down work.
