CERT unveils plans for 99-unit BTR scheme in Manchester

Investment, development and management company CERT Property has submitted a planning application for a 99-unit build-to-rent (BTR) scheme in New Cross, Manchester.

The Cross Keys Street scheme, located on a disused car park, is CERT’s second venture in the BTR sector. The scheme has the backing of Myprotein and Verve founder Oliver Cookson and will comprise a mix of one and two bedroom homes.

Plans include the construction of apartments and townhouses, some of which will have terraces. The scheme will also include a landscaped courtyard, communal lounge and private roof garden.

The site was first developed in the early 19th century and became the Royal Lancastrian School. The new block will be built next to CERT’s first BTR scheme, Peelers Yard, an 81-apartment development on the historic 19.th– turn-of-the-century police station on Goulden Street.

Howard Lord, CERT chief executive, said: “This neighborhood is a great example of how co-ordinated urban regeneration can transform areas, with most of New Cross being car parks or derelict properties just a few years ago. We believe in the location and continued strength of Manchester’s residential market and look forward to driving this scheme forward.”

Cookson added: “As someone who was born at Withington Hospital, just five miles away from the site, it is a deeply personal experience to invest in the local community that shaped me. I am excited to see the positive impact these developments will have on the neighborhood.

“These developments will not only provide high-quality housing in a great location, but will also support the area’s thriving independent business community.”

The development will be designed by Tim Groom Architects alongside Peelers Yard and TGA. The wider project team includes We Are Incognito for interior design, Layer.studio as landscape architect, Enabl providing planning consultancy and acting as quantity engineer, Civic Engineers acting as structural engineers and Novo as mechanical and electrical engineer for the scheme.

Construction dates and costs have yet to be revealed.
