However, a gardening expert has revealed a simple way to determine fence ownership, helping to avoid disputes. The key is to look at the “good” side of the fence, as homeowners often have it facing outward. The experts at Jacksons Fencing explained: “You can usually guess who owns a fence by seeing where the rails are, with the fence usually pointing away from their property so their neighbor has the ‘good’ side of the fence.




“This is the safest way to fence, so there are no rails for someone to use to climb into your garden. This is then repeated with the neighbor on the other side to ensure that each house has both a “good” and a “bad”. ‘side of the fence’, reports the Mirror.

The team at Jacksons Fencing pointed out that while guessing who owns a fence based on its position can be useful, it’s not always accurate. To truly determine ownership, you must refer to the property plan or land deed, where the symbol “T” indicates the owner of the boundary.

If an “H” shape consists of “T” signs on both sides, it means a common “party wall” and the neighbors are jointly responsible for maintenance. In cases where the boundaries may seem incorrect, experts recommend checking the Land Registry to clarify responsibility, even for rented properties.
