‘Rare’ Leicester land in ‘highly desirable’ location smashes estimates at auction

Land in a “highly desirable” Leicester location smashed expectations at auction. Prospective buyers were urged to inquire about the “rare” plot of land which boasted plenty of development potential.

The deal focused on land at the back of St Johns Road in Stoneygate in Leicester. The site already had permission for a “large” four-bedroom house, with auctioneers labeling the area a “highly desirable” part of Leicester.




SDL Property Auctions described the deal as a “rare” opportunity as potential buyers would not be required to act on planning permission, leaving the space open for other uses.

For those looking to keep planning permission under control, the ‘ideal location’ could be converted into a four-bed house with two en-suite bathrooms, kitchen/diner, study and playroom. The transformed site would also have a “good sized” garden and “ample parking”.

SDL Property Auctions said the site, which is accessible directly from Laureston Drive, has excellent transport links. Future occupiers could make the most of Stoneygate’s ‘trendy’ shopping areas with Clarendon Park and nearby.

Expectations were high for the site at auction, with a guide price of £275,000 plus taxes set. The Stoneygate land smashed expectations, with the site eventually fetching a price of £306,000. More information can be found on the SDL Property Auctions website.
