UK households with a garden have warned they have knocked £23,000 off their house price

Two property mistakes have been revealed which could knock £36,000 off the value of your home and hurt buyers. Homeowners have been warned about property mistakes that could cause potential buyers to cancel their offer by the thousands.

Experts have warned of property ‘mistakes’ that can knock up to £23,000 off the value of your home, based on the average house price of £282,776. Yopa said: “If a garden is in a state of disrepair, unloved, neglected, messy and overgrown, it ruins first impressions.




“Sellers need buyers to fall in love with a property the moment they see it, so showing them clutter and chaos can hurt your chances of getting a good deal. It is estimated that a deformed garden can knock between 8.2 per 20% of a house’s value, which, even in a best-case scenario, equates to an average loss of £23,188 based on the current average house price of £282,776.”

They added: “First impressions count. Getting your home in order before potential buyers come to view it is the simplest and most basic thing you can do to get the highest possible price. It is estimated that an immaculate home presented can increase the value of offers by an average of 4.7 percent.

“If therefore a house looks dirty and you lose that extra 4.7%, you’re saying goodbye to a potential £13,290.” Yopa CEO Verona Frankish added: “Selling a home is not always straightforward and often a lot of work is required to present a property well and get the best possible price.

“All these seemingly minor problems can cost you thousands of pounds, but the good news is that for the most part they are generally easy to fix and rarely cost much to fix. Remember, the more welcoming and well-kept your home looks, the more comfortable and attractive it will appear to buyers.

“A house is worth what someone is willing to pay for it, so do everything you can to make it irresistible.”
