The developer is set to reveal the future of the former M&S flagship site

A developer set to regenerate the site of a Birmingham city center shop is expected to reveal more details about the future of the vacant site. Moda Living was understood to be planning an “exciting announcement” about the former Marks & Spencers store on the High Street in the coming months.

The premises have been vacant since November 2023, when the chain moved to Birmingham’s bullring. Property for rent developer Moda Living has a number of development projects in Birmingham, including 2,000 homes being built at New Garden Square in Edgbaston and a further 722 at its Great Charles Street project on Ludgate Hill.




The firm is also behind The Mercian on Broad Street – the city’s tallest residential tower. The old M&S site, which also adjoins Carrs Lane and faces Moor Street Queensway, is currently closed with ‘to let’ or ‘for sale’ signs in sight.

Moda Living is also behind a new rental quarter in Edgbaston Village. The New Garden Square masterplan will deliver 2,000 new homes, as well as a public realm, retail and workspace, on the Calthorpe Estate. The firm is also in the process of bringing 1,000 new homes to Digbeth on the Stone Yard site.

In 2022, Moda Living unveiled The Mercian on Broad Street, which has 481 apartments and a rooftop jogging track in the city’s tallest residential tower. The tower has 12 state-of-the-art penthouses at the top of the building, along with a 24-hour gym and studios.
