Update on the huge development of 350 new homes near the M32

Progress on more than 300 new homes in Bristol is continuing as the developer applied to remove other conditions preventing the project from starting. A total of 358 homes are to be built on land off Dove Lane in St Pauls, off the M32.

The proposed development, which was originally submitted in April 2022, will see 1.72 hectares of brownfield land become 358 homes, in the form of 670 square meters of commercial, business and service space. It was agreed that 20 percent of the homes (72) would be classified as affordable housing.




Of the 72 affordable homes, 54 will be social rented properties and 18 will be dedicated first homes. The 358 homes will be distributed over seven blocks (which will have 10 floors) that will contain between 26 homes and 75 homes.

The site, which was formerly the English Corrugated Paper Company before the buildings were demolished, received planning permission for 250 residential homes as early as 2018, however “the existing consent is unviable and non-deliverable”. Planning permission for the new project was granted in July 2023 with 44 conditions.

In December 2023, Savills, on behalf of Places for People Homes Limited, applied for the removal of 10 conditions, which by March 2024 had all been removed or approved. These include conditions relating to the stage plan, sound insulation and public art around the site.

On June 18, five more conditions were applied to be discharged to get closer to the initial development. This includes the documents submitted for connecting the future home to the local heating network.
